Riverfront Renewal: Major Redevelopment Planned for South Brisbane

One of Brisbane’s last remaining riverfront industrial sites is set for a major redevelopment, with plans to turn the 7.1-hectare Visy industrial site in South Brisbane into a vibrant mixed-use precinct.

The proposed redevelopment would see the long-standing glass recycling and manufacturing facility make way for a new community hub featuring homes, parkland, and riverfront public spaces.

 

A New Riverfront Community for South Brisbane

The site, located between South Bank and West End just 1.3 kilometres from the CBD, is one of the few large riverfront areas still available for redevelopment in Brisbane.

Early concepts outline a vision for more than 4,000 new homes, along with entertainment spaces, promenades, event lawns and community areas. Plans also include strong pedestrian links connecting the new precinct to neighbouring inner-city hubs.

Brisbane Lord Mayor Adrian Schrinner said the redevelopment offered a significant opportunity to create new homes and open spaces in an area already supported by public transport and existing amenities.

“More than 5,000 new homes are already planned within South Brisbane’s Kurilpa Precinct, and this development builds on our vision to make the area one of Brisbane’s most liveable communities,” Cr Schrinner said. “It means more people can live close to work, schools, and lifestyle destinations, while protecting the character of Brisbane’s suburbs.”

Next Steps

The project is being led by Economic Development Queensland (EDQ) in partnership with the private sector and Brisbane City Council. The market process has now opened, inviting development proposals through the EDQ website.

Shortlisted proponents will then work with EDQ to refine proposals and develop detailed plans for the site. Construction could begin as early as March 2027.

A renewed temporary local planning instrument has been approved to streamline the assessment process and guide future planning for the Kurilpa precinct.

Building Brisbane’s Future

The redevelopment of the Visy site forms part of a broader state initiative to activate underused government-owned land and support housing growth. The long-term goal is to help deliver one million new homes across Queensland by 2044.

Families can expect the project to bring new parklands, community spaces and local jobs, while contributing to Brisbane’s ongoing evolution as a connected, family-friendly city on the river.
